The top five most affordable towns in Scotland this year have been revealed, with the average houses price reaching under £65,000, according to new data.

New research by Zoopla, the UK’s most comprehensive property destination, has confirmed the most affordable towns and cities for buyers in the UK - along with what areas have seen the biggest improvements.

Towns in historic Ayrshire dominate the rankings, with Kilbirnie and Cumnock coming in first and second place, with the average house prices in these areas £76,303 and £77,414 respectively.

Those on the hunt for a property in Stevenston, Irvine and Girvan will also benefit from some of the cheapest houses in Scotland.

Homes in the North Ayrshire town of Stevenson are on average £106,771, while prices in Irvine are £87,478 and £88,587 in Girvan.

Scotland’s affordability is linked to two key factors - strong earnings locally and more reasonably priced property - with average house prices in all of these towns below £65,000.

In fact, the top five most affordable towns in the whole of the UK are all clustered around Scotland and the north-west of England.

To calculate which areas are the most affordable, Zoopla analysed house price-to-earnings ratios, based on a two-earner household on the average salary for the local area.

It's good news for many buyers across Scotland, with affordability improving in pockets across all regions.

In fact, data revealed that Beith in North Ayrshire has had the biggest improvement, with house prices dropping by 9% to an average of £119,281.
